Morningside Property - Real Estate - Houses

Morningside property is best known to be an exclusive mainly residential suburb previously home to the mink and manure set.  Situated between Sandton (to the South), Wendywood (to the East), Benmore (to the West), and Rivonia (to the North) on either side of Rivonia Road. The majority of Morningside real estate comprises houses, upmarket clusters and secure townhouse complexes lived in mainly by executives and those working in the Johannesburg CBD and financial district. It is served by some 300 exclusive shopping areas, upmarket restaurants, coffee bars, entertainment venues and world class hotels.  Sandton City, including the world famous Mandela Square is in close proximity, as is the Sandton Convention Centre.

Sandton has become the new business area of Johannesburg and features many corporate headquarters including the JSE Securities Exchange- Africa's largest stock exchange which relocated from the old CBD in 2000.

Morningside properties are also centrally located as the area is on a major bus route and close to the new Gautrain station currently running out to OR Tambo International airport. This route is to be expanded shortly connecting up Pretoria, the Johannesburg city centre and Soweto. It is served by major road networks and hosts many excellent schools, the Morningside Clinic and a significant police station which is famous for the outstanding service it provides to its large community.

Morningside real estate is undergoing a gradual transformation from a free-standing residential stands suburb to a cluster and Sectional Title unit based area. The older houses are usually purchased by property developers and re-zoned to Res 4.

In the past 12 month period property sales in Morningside (Sectional Title only) exceeded the half billion mark with free-standing house (including clusters) adding an additional R380 million in sales, totalling R885 million. Few suburbs have ever matched or beaten these figures.

There are a total of 2,269 Full Title and 4,279 Sectional Title properties in the area. Sales over the last twelve months comprise 114 Full Title (average price R3,36 million) and 318 Sectional Title units (average price R1,578 million). The total turnover for 2010 was R502,085,000, broken down into R383,423 (Full Title) and R502 085 (Sectional Title) of properties changing hands.
